Legionella risk assessments are a professional tool for surveying the use of water in buildings, aimed at preventing legionella. The assessment includes a report with recommendations for regular monitoring and maintenance of the building’s water systems.
A key part of HSG 274 is that after a legionella risk assessment is carried out you should prepare a written monitoring strategy to control the identified risks of legionella. This strategy should identify the chosen control measure and how this will be achieved. This strategy should then be implemented, regularly managed and monitored. A detailed record of all precautions implemented should be kept in a site log book, evidence for any health and safety inspection.
The risk from legionella in water systems is greatly reduced if regular monitoring is carried out as part of the legionella risk management strategy.

Our water quality testing engineers will carry out regular monitoring and auditing of your water systems to ensure they meet all regulatory standards set out by the ACoP and HSE guidance.
Routine maintenance includes:

• TVC sampling
• Monitoring water tap outlet temperatures
• Checking cold water storage tank temperatures
• Checking flow and return temperatures on hot water cylinders
• Flushing little used outlets and bib taps
• Updating a Water Log Book
Due to the warm temperatures present, hot water cylinders and calorifiers can be a source of bacterial growth if their temperatures are not closely monitored. Sludge, rust, silt and debris can also build up at their base throughout the year.

Our Water Management Services division offers a comprehensive range of cleaning and disinfection services, using specialist disinfectants including chlorine, chlorine dioxide and hydrogen peroxide. Deep cleaning, tank chlorination and water chlorination of systems are the key tools that can be used in ensuring that water systems remain clean and fit for use.
Often undertaken on a regular planned maintenance basis, all works are carried out in strict accordance with BS 8558 and HSG 274 and chlorination certificates are issued in confirmation of the works undertaken.
We will also inspect your cold water storage tanks and provide you with reports with recommendations on any remedial works required.
